Illinois weather asks a lot of the home's exterior. The goal is not to create alarm—it is to notice meaningful changes early enough to make a deliberate decision.
1. Shingles are curling, cracking, or missing
Isolated shingle damage can sometimes be repaired. Widespread edge curl, brittle tabs, exposed matting, or repeated blow-offs often indicate the roof is approaching the end of its useful service life.
2. Granules are collecting in the gutters
A small amount of granular loss is normal. Heavy buildup—especially with bald areas visible on the roof—means the shingles are losing part of the surface that protects them from sunlight and weather.
3. The roof has recurring leaks
A single flashing leak does not automatically require replacement. Multiple leaks, repeated patches, or moisture appearing in different areas suggest a system-wide problem that deserves a full inspection.
4. The decking feels soft or the roofline is uneven
Sagging, movement, or soft decking can indicate prolonged moisture damage. Stay off the roof and arrange an inspection; structural conditions require prompt attention.
5. The roof is near the end of its expected lifespan
Age alone does not decide replacement, but it changes the risk. Review the installation date, maintenance history, ventilation, and current condition before winter arrives.
